Manchester Knolls II, featuring "The Wellington" Next Generation Ranch by Bella Homes
Bella Homes introduces its newest community, Manchester Knolls Phase II, featuring a ground-breaking Ranch plan. The Wellington, aptly coined the Next Generation ranch, is an innovative concept, appealing to those who want all of the features of a luxury residence while offering the comfort and convenience of a single level home.
Bella Homes has enhanced the benefits of a ranch floor plan with their inspired Wellington design. The architecturally elevated English Turod style exterior is rich and traditional. The interior height opens the home, extending a stylish, welcoming atmosphere while allowing for unique detailed ceilings and intricate moldings. An inviting gourmet kitchen with a fireplace, rich study and spacious bedrooms with walk-in closets are only a few of the unexpected highlights this ranch home has to offer.
The ranch is an elegant 2,975-square-foot layout, featuring Bella's signature sophisticated style, with an array of beautiful finishing touches throughout. The exterior of teach home is classically designed with brick, generous accents of stone and maintenance-free building materials, which afford homeowners a distinctive look with minimal upkeep. In addition to the Wellington ranch, Bella Homes offer the Nottingham, a 3495-square-foot plan with a first floor master bedroom and the Buckingham, a 4334-square-foot colonial.
Each home is developed in partnership with Bella Homes' clients, generating a personalized elevation and individual floor plan, which suits their lifestyle. Taking into consideration current trends, feedback from the previous purchasers and other valuable resources. Bella Homes is continually initiating new designs to accommodate the needs of today's adept homebuyer.

Houses fit right in high-end community
Project: Manchester Knoll Phase II, single-family homes that range from 2,900 to 5,000 square feet and are base priced from $567,000 to $745,000.
Place: Rochester Hills
Builder: Bella Homes, Inc., President Don Spencer
Other Bella Projects: Butler Ridge, Rochester Hills, single-family homes from $745,500; The Heights, Oakland township, single-family homes from $1.9 million.
Appeal: Located in high-end community close to I-75 and M-59 with terrific schools, Manchester Knolls Phase II is ideal for well-established baby boomers. Interior features that get my "wow" rating include gorgeous high ceilings in great room, large, high windows throughout, the two-way fireplace that separates the great room and the large kitchen and the distance between each home.
Base price per square foot: $149 to $196.
Included: Extensive brick and stone exteriors, oversized three-car side-entry garage, choice of ceramic tile or oak hardwood floors in foyer, powder room on first floor, painted crown molding in dining room, kitchen and nook, GE Profile appliance package (including range, micraowave and dishwasher), walk-in pantry, Kohler enlongated toilets, whirlpool tub, granite countertops in kitchen, all bathrooms and laundry room.
Add-ons: Alarm system ($1,900); flat coffered ceiling ($650); limestone bathroom ($2,500).
Insulation and other: R-30 ceilings, R-13 walls, Bryant high-efficiencey furnace, central air and humidifier, 50-gallon quick-recovery hot water heater, 150-amp electrical service, hardwired smoke detectors with battery backup on every floor and in every bedroom.
Lot size: Half acre.
Association fees: $300 anually covers common area maintenance.
Schools: Rochester Community School Distric, MEAP scores are 18.9% above state average.
Taxes: $30 per $1,000 which means that a home and property priced at $600,000 with a taxable value of $300,000 would cost a homeowner $9,000 annually.
Comments: Bella homes recently purchased this Phase II property from Vito Anthony Homes. Phase I is nearly sold out. Bella homes blends nicely in this neighbrohood of estate-sized homes and rolling terrain surrounded by nature.
Bella has created what President Don Spencer calls a "next-generation luxury-style ranch" that doesn't look like a ranch to passersby. There is one feature in the model home that didn't appeal to me - the location of the master bathroom toilet. It's nestled between one of two gorgeous granite top basins and a whirlpool tub. however, Bella says it does semi-custom work. Perhaps there's an option that offers more privacy.

Bella Homes invites you to attend the unveiling of the "Next-Generation Ranch," the Wellington Plan, on Thursday, February 21, 2008. The event will begin with a Ribbon Cutting Ceremony at 4:00 PM with our honored guest Mayor Bryan Barnett presiding. A wine and cheese reception and tours of the elegant, English Tudor-style home will follow.
Manchester Knolls Phase II home designs accommodate the needs of a diverse buyer's market. The Wellington is the first of three available plans that appeals to those who want all of the features of a luxury home while offering the comfort and convenience of a single level home.
The second phase of Manchester Knolls offers 19 premium, 1/2-acre-size lots, each providing a beautiful and private surrounding. In addition, Bella Homes offers two other home plans: The Nottingham, a two-story, first floor master at 3,495 square-feet and The Buckingham, a 4,336 square-foot colonial.
"With the Wellington design, we combined the conveniences of a ranch and architecturally elevated its exterior and interior. The height not only enhances the home, making it feel open and welcoming, but it also allows for tray and coffered ceilings and intricate moldings," said Don Spencer, builder. "The ranch is a warm and spacious 2,975 square-foot layout, featuring Bella's signature up-scale style, with additional elegant finishing touches throughout."
"Bella Homes' next-generation, ranch-style home is truly one of a kind," said John Callan, associate broker with Hannett, Wilson and Whitehouse. "People have certain expectations when they think ranch, and they are pleasantly surprised with the home's size and distinguishing design. If you drove by this model, you wouldn't even know it was a ranch-style home."
"Our goal at Bella Homes is to create a charming home that is truly timeless," said Spencer. "The exterior of each home is classically designed with brick, generous accents of stone, and maintenance-free building materials which affords our homeowners a distinct look with minimal upkeep."
With Don Spencer's expertise and hands on approach, each home is designed in partnership with Bella Homes' clients to create a personalized elevation and individual floor plan that suits their lifestyle. "Our homes are semi-custom. We start with our plans and make adjustments to fit our homeowners' wishes," said Rose Fritsch, Sales Director.

Company gears one-story luxury homes to boomers
By LAURIE PUSCAS Special to The Oakland Press
ROCHESTER HILLS
With the number of new home sales reaching record lows, an innovative concept to reach an untapped market has been created by Bella Homes President Don Spencer.
A spacious 2,975-square-foot "Next Generation" luxury-style ranch, with a base price of $567,000, is now open for viewing in Rochester Hills.
"This is something this area hasnŐt captured," Spencer said. "It is one floor, but people donŐt even realize it," he said.
The ranch has English-style architecture with high ceilings throughout, giving the appearance of a two-story home from the street.
"A one-level home appeals to a few different people," said sales director Rose Fritsch.
"This year is a big year for people turning 60. There are baby boomers who want to downsize from a larger house and empty nesters that no longer want an upstairs to heat and clean."
The major features that set this home apart are the spacious size for a one-story home and the upscale finishes and appointments. "You donŐt normally see (these features) on this size home and at this price range," Spencer said.
Special appointments include the 10- and 13-foot ceilings, a gourmet kitchen with decorative cabinetry and tile work, granite countertops, limestone floors, a slate-look roof and copper finials.
The sidewalk is made of stamped concrete.
"It is a good material for our weather," said Spencer. "It will hold up."
The home itself is all brick and stone with aluminum windows. "They require very little maintenance," he said.
The "New Generation" ranch is part of a Phase II development in Manchester Knolls off Brewster Road, north of Walton Boulevard.
The development features neighborhood sidewalks and a park area. It is adjacent to the Brookwood Golf Club, where memberships are available.
Spencer said the location allows homeowners to downsize to a quality home and remain within the Rochester community.
FYI
Bella Homes is having a ribbon-cutting ceremony at 4 p.m. Thursday, followed by a grand opening celebration and open house with a wine and cheese reception and home tour until 9 p.m. Model hours are noon-5 p.m. Friday, Saturday, Sunday and Monday.
